We have outlined each step you can expect to take in the process of a remortgage. Whilst every transaction is different, you should expect the remortgage to take around 4-5 weeks.
The Process
- You will instruct us to deal with your remortgage.
- We will arrange to satisfy ID and anti Money Laundering requirements and send you our initial forms to complete, including enquiries on remortgage and our client care letter. We will also ask you for money on account.
- We will obtain a redemption statement from your current lender.
- You new lender will carry out a valuation and if satisfied, will send you a mortgage offer – we will receive a copy of this together with instructions to act on behalf of your mortgage lender.
- We will review the terms of your mortgage offer.
- We will obtain relevant Land Registry documents and if the property is leasehold, obtain leasehold property enquiry replies.
- We will write to you advising you of any conditions or elements of the mortgage terms that could affect you and ask you to sign the mortgage deed.
- We will submit a report to your new lender confirming that all is order and requesting the mortgage advance.
- We will arrange for your existing mortgage to be redeemed and any balance of monies sent back to you.
- We will submit the Land Registry application for registration of the mortgage deed.
- We will report back to you and the mortgage lender with a copy of the completion of registration and send a file closing letter.
